| Line | What's in it | Cost | Share |
|---|---|---|---|
| Metal building | Red iron frames, purlins, girts, eave struts, roof and wall sheets, all trim, one walk door | $16,766 | 36% |
| Doors & windows | One 10'×10' roll-up door | $2,490 | 5% |
| Erection labor | 1,200 sq ft at the default erection rate | $9,660 | 21% |
| Concrete slab | 1,200 sqft at $13.00/sqft, before markup | $17,940 | 38% |
| Turnkey total | $46,856 | 100% |
Adding insulation: 3" vinyl-backed insulation on the roof and walls, installed, adds about $7,373 at the default rates. 2" closed-cell runs $11,171.
Why a 30x40 costs more per square foot than a 40x60
The building package here is $16.05 per square foot, against $11.65 for a basic 40x60 with the same doors ($27,966, see that breakdown). A small building still needs two end walls, corner trim, a ridge and a full set of doors, and those cost about the same whatever the floor area. Spread over 1,200 square feet instead of 2,400, they add more to each square foot.
What isn't in this number
- Site prep, pad and dirt work, which depend entirely on the lot
- Permits and engineered drawings (see permits for a metal building in Texas)
- Delivery, insulation, electrical, plumbing and interior finish
Span charts behind these sizes
The highlighted rows set this building's sizes: a 30' clear span calls for W12x14 frames, and 20' bays call for 6" roof purlins. These are the app's default charts.
Main frame · gable
| Clear span up to | Beam |
|---|---|
| 30' | W12x14 |
| 40' | W12x19 |
| 50' | W16x26 |
| 60' | W18x35 |
Purlins & wall girts
| Bay span up to | C-section |
|---|---|
| 20' | 6" |
| 25' | 8" |
| 30' | 10" (roof only) |
Adjust them for your climate. Snow and wind loads vary by region, so every row is editable on the app's Settings tab. Change a size or a span break to match what your engineer or local code requires, and every new estimate uses your charts. More about span charts
Run it with your own rates
These numbers use the app's default rates. Put in your own supplier prices, labor rate and concrete price on the Settings tab and every line updates. The Pro plans price labor, concrete and insulation alongside the building.

See it before you order it
This same 30x40 draws itself in the app. Pick your wall, roof, trim, door, and wainscot colors and the building repaints in 3D; switch to the wireframe to check where the purlins, girts, eave struts, and jamb purlins land. Eight views — four isometric corners and four straight-on elevations — so you can look at a door from outside or the framing from the corner you'll erect from.
